No one else drafts your documents on my behalf. Why is that important? Because the documents are what the entire transaction are based upon and I want them to be correct, what we talked about, and what you expected to see. And, if they’re wrong, I want you to know that it’s my responsibility to get them right.
No one else answers your real estate transaction questions, either. As a Broker and Instructor, I have a team of people (and the industry at large) who rely upon me for answers to the trickiest & stickiest situations. My clients get the benefit of that knowledge without delay or filter.
And, hey: I’ll be the one to schedule your showings, too! Accountability is of the utmost importance to me, and I expect my clients to expect it from me.
If you’re reading this, you probably already know why it’s a good idea to use a Realtor® to sell your property. So, why should you hire me and not go shake the nearest tree for three other agents to fall out, all of whom are holding a listing agreement in one hand and a pen in the other? (Yeah, there are a lot of us out there, I know…)
You should hire me because I do it right, and I don’t charge you extra for doing it right.
I use a professional photographer and I don’t charge you a separate fee for it. I’m a member of two different Multi List Services that cover the area and I don’t charge you a separate fee for posting your property in both. I don’t charge you for my office’s filing fees, marketing fees, transaction fees, paper fees, pen fees, or carrier pigeon fees. I shoot 360-degree videos at all my listings (which out-of-state buyers LOVE, by the way) and I only charge you a small fee for that – just kidding, I don’t charge extra for that either.
Look, if you’ve agreed to hire me to list your property for sale, I want to meet your goals according to the plan we set, and I don’t want you to feel nickeled or dimed along the way. That’s doing business right in my book.
It seems obvious – if you’re putting your home up on the market, the goal is to get it sold, right? Well, I’ve never been a fan of assumptions, so I ask my clients questions that sometimes other Realtors don’t. Are you moving for work? Is there a timeline? Have you put an offer down on a new home in another state and the purchase of that home is contingent upon the sale of this one? Is this a family home and you and your siblings are using the proceeds to start a business or purchase your own homes?
These things matter, and selling a property quickly can sometimes look different than selling one for top-dollar. Your goals are important to our plan and I’m more concerned about meeting your goals than padding my paycheck or taking a bad offer that happened to be first on the table.
As a fiduciary, I have to know what your interests are in order to best serve them.
Ok – So, you’ve signed paperwork to list your home for sale. Now what?
My clients know what happens next. We’ll put together a timeline of events so the expectations of all parties is clear. Our plan will include considerations for things like seasonality, what other properties may be for sale in your neighborhood, and how we can best market among competing listings.
And, speaking of marketing; that’s the fun part of my job – from free throw contests at open houses to the simple things like phrasing your listing description to paint a picture of the lifestyle people are buying with the property – I’m actually a creative person underneath all this data and organization! But, I digress…
As my client, you’ll also know what the competition looks like because you’ll have comprehensive data to reference when we discuss list price and incentives. All of your decisions will be informed by objective information and our plan will be informed by your priorities and goals.
So many people think the most important factor of selling a home Is marketing a property. Of course, getting the word out is important, but that’s not even half of the value an experienced Realtor can or should provide! The experience I’ve gained over the years from literally thousands of real estate contract negotiations paired with the knowledge and vision I bring as a Broker and Instructor give my clients an advantage when the offers hit the table.
Thereafter, the attention to detail I provide along with my communication skills keeps the transaction moving forward.
